Hotel Proprietors’ Act 1956
Under the above act, Highcliffe House offers food, drink and sleeping accommodation, without special contract, to any traveller presenting himself who appears able and willing to pay a reasonable sum for the services and facilities provided and who is in a fit state to be received.
Highcliffe House is licensed for the sale by retail of alcohol in accordance with the Licensing Act 2003.
Highcliffe House is exclusively for adults and cannot accommodate under 18’s or guest’s pets, under any circumstances.
Highcliffe House is a beautiful Victorian house was originally built as a family home and is not a purpose-built hotel. Please read our Access Statement to determine if Highcliffe House is suitable for your requirements.
These booking terms (‘Booking Terms’) are between Highcliffe House (referred to as ‘We’/’Us’/’Our’) named under the ‘Reservation Confirmed with’ section of the Booking confirmation (‘Booking Confirmation’) and the person or legal entity making the Booking (‘You/Your’).
Bookings are made and a contract between You and Us comes into effect when We accept a reservation from You. We will accept a reservation when We have confirmed Your reservation and received either:
- full payment of the total price; or
- payment of a deposit equivalent to the value of the first-night stay;
- any other amount We have specified at the time of Your booking; or
- We have agreed to collect payment from You either on arrival or departure.
Where a deposit or any other amount that is less than the total value of the stay is paid, the balance will be paid by You directly to Us, on either check-in or check-out or at an earlier date if so requested by direct communication between You and Us.
You must be able to enter into a legally binding contract and be over 18 years of age to make a Booking.
Bookings must be paid for using a valid credit or debit card or via PayPal or any other payment type specified. When Your Booking is confirmed, a reservation number is given. This number must be retained for access to Your Booking details if cancellation or amendment is necessary. You will need to quote this reservation number when contacting Us.
All prices include VAT where applicable at the current rate. Prices are per room per night. Prices do not include any other costs You may choose to incur during Your stay (unless otherwise stated). Prices quoted are correct (unless a pricing error occurs) only for the specific number of guests, dates, nights and rooms shown.
Cancellations & Refunds
Your direct reservation is made with Highcliffe House / the Management and represents a legally binding contract between us. We will require a deposit taken against a valid credit/debit card to secure the booking. A minimum of 7 days notice of cancellation or amendment of any reservation is required to avoid a cancellation charge as detailed below.
- Bookings can be cancelled up to 1 week before 20:00 on the day of check-in free of charge.
- Bookings cancelled less than 1 week before 20:00 on the day of check-in will incur a charge of the first night’s stay.
- Bookings cancelled less than 2 hours before 20:00 on the day of check-in will incur a charge of 100% of the booking total.
- Non-arrival on the day of check-in will incur a charge of 100% of the booking total.
We will make every endeavour to re-let the room. If the room can be re-let to the full value of the cancelled booking there will be no charge. In order to avoid this undesirable situation, we would strongly advise you to arrange holiday insurance cover.
In the event of a delayed arrival or early departure, there can be no credit for room nights or meals not taken during your stay.
We reserve the right to cancel a booking with a full refund after confirmation has been received.
We also reserve the right to terminate your stay without being liable for any refund or compensation when discomfort or distress is caused to ourselves, our staff or other guests.
Whilst we endeavour to supply your first choice of accommodation we reserve the right to change the room if and where necessary. There will be no extra charge in the event of an upgrade.
Bookings cannot be transferred to any other person(s) at any time prior to arrival or during the stay. If you wish to transfer a booking to another person the original booking must be cancelled in accordance with our standard Cancellation terms. Once the booking is cancelled a new booking can be made.
In the rare case that We are unable to accommodate You as per Your Booking, You will be offered alternate accommodation by Us and if there is a difference in the Price, You will be liable for the price differential. If the differential is less than the original value of Your Booking a refund of the difference will be made to You.
Arrival and Departure
Highcliffe House is a guesthouse and also our home, it is not a hotel and we are unable to offer a 24-hour check-in or check-out.
Rooms will be ready for occupancy from 4 pm on the day of your arrival, earlier by arrangement and subject to availability. Please advise if you are likely to arrive between 6 pm and 8 pm.
Arrival after 8 pm cannot be accommodated without express permission to avoid being unable to check-in for the night.
You will be required to fully vacate your room by 10.30 am on your day of departure.
To reduce the potential for cross-contamination or damage your personal belongings will not be touched or moved during housekeeping. If you wish to benefit from a full housekeeping experience, please ensure all personal items are tidied and put away.
At the discretion of the management or Housekeeper, if your room is considered too untidy to clean, housekeeping will not commence.
Allergies or Dietary Requirements
We endeavour to accommodate most allergies or dietary conditions, however, please notify us in advance if you have any allergies or specific dietary requirements. Should you have any concerns about the ingredients in our dishes, you can read our allergies page, which describes the ingredients and cooking processes for each of our breakfast dishes.

No Smoking or Vaping
Highcliffe House is a completely Non-Smoking and No Vaping establishment, this applies to any areas of the house including the balcony, the surrounding area including the front porch, garden deck and gardens.
Failure to comply with this will incur cleaning and extra room night charges whilst the room is out of use.
We will seek compensation where another guest is inconvenienced and unable to use a room through a previous guest smoking or vaping.
If you wish to smoke in the comfort of your own vehicle or off the grounds of Highcliffe House.
Liability and Wilful Damage
We will seek compensation where another guest is inconvenienced and unable to use a room through a previous guest causing wilful damage.
Other than for death or personal injury caused by Our negligence or fraudulent misrepresentation, Our total liability to You is limited to the price of the Booking and in no circumstances will We be responsible to You for any indirect or special damages.
We accept no responsibility for the death, bodily injury or disease arising from any cause whatsoever to: a) Persons visiting the house, car park or grounds, and/or the allocated rooms on behalf of, at the invitation of, or at the request of the guest, whether such death injury or disease occurs within the allocated rooms or in any other part of the house, car park or grounds.
We will not be liable for failure to provide the services to the extent that the failure is caused by any factor beyond Our reasonable control. You are responsible for any damage or loss caused to Us, including any damage to Our property by Your act, omission, default or neglect and You agree to indemnify Us and You agree to pay Us on demand the amount reasonably required to make good or remedy any such damage or loss. Further, we reserve the right to terminate Your Booking immediately without being liable for any refund or compensation where You engage in unacceptable behaviour that causes a disturbance or nuisance to Our other guests.
Guests are solely responsible for their items in any part of the house, car park or grounds. The Management accepts no responsibility for lost, stolen or damaged items unless caused by the negligence or wilful act of the owners or staff.
Parking is available on-site; users of the car park do so at their own risk. The Management does not accept responsibility for damage, accident or loss.
If personal property is left behind after departure, The Management will make every effort to contact the guest and discuss its return. Postage and shipping must be paid for by the guest. In the event we cannot contact the guest, items will be held for approximately 3-months then disposed of.
For the comfort and safety of our resident guests, visitors or non-paying guests are not permitted on the premises, garden deck or gardens, under any circumstances.
Non-residents will be asked to leave the property immediately.
